The precinct
Couran Cove has it all: marina, lagoon, villas and eco lodges. A community reached only by water.
Couran Cove sits on the central-western side of South Stradbroke Island. The precinct includes marina-side apartments and studios, lagoon and beach lodges, eco cabins and Broadwater villas, alongside privately owned homes and shared infrastructure.
The resort is currently closed, while privately owned properties remain occupied. The residential community has adapted to an off-grid lifestyle, and residential areas and private facilities are for owners, residents and authorised guests. South Stradbroke Island also contains public conservation park, camping and recreation areas, so the whole island should not be described as private.

Water taxi
Private water taxis can service the island. Agree on pickup, return, luggage, late arrival and cancellation arrangements in advance.
Private boat
Confirm berth or landing permission, tides, weather, fuel and safe navigation. A rental listing does not automatically include marina access.
On the island
Walking and cycling are common. Check the actual distance between your accommodation, arrival point and any facility you intend to use.
Off-grid property systems
Power, water and gas are managed differently here.
Couran Cove properties do not have the ordinary mainland mix of mains electricity, town water and reticulated gas. The exact setup, capacity, ownership and condition still varies between lots and buildings.
Privately managed properties may rely on solar panels and battery storage for electricity, groundwater spears or pumps with filtration for water, and exchange gas bottles for cooking or hot water. Owners and occupiers need to plan for usage, maintenance, replacement parts and backup arrangements.
Solar + batteries
Check generation, battery capacity, inverter condition, backup supply and who maintains each component.
Water source
Confirm the spear, pump, tanks, filters, testing, treatment and whether the water is suitable for its intended use.
Bottled gas
Confirm which appliances use gas, bottle size, changeover process, compliant installation and replacement access.
Plan for outages
Ask about monitoring, spare supplies, maintenance contacts and what happens during extended poor weather or equipment failure.
